Building recertification and the electrical report
Miami-Dade County requires most buildings other than single-family homes and duplexes to be inspected and recertified once they reach a set age, and at intervals afterward. The recertification includes an electrical report prepared by a licensed engineer or architect.
- What follows the report
- Deficiencies it lists, such as corroded switchgear, missing covers or failed emergency lighting, are corrected by a licensed electrical contractor under permit.
- Timelines tightened
- After the 2021 Surfside condominium collapse, the county and the state shortened inspection intervals for older and coastal buildings.
- Who it affects
- Condominium associations, apartment owners and commercial property owners. Single-family houses are outside the program.
What the hurricane zone changes

- Outdoor equipment
- Generators, disconnects and rooftop equipment need anchoring that meets the zone's wind requirements.
- Service masts and risers
- Built to withstand wind load, and a common repair after a storm.
- Flood elevation
- In mapped flood zones, panels, meters and generators are mounted above the required elevation.
- Corrosion
- Salt air shortens the life of meter enclosures, outdoor panels and air conditioner disconnects, especially near the bay and the beach.
Certified or registered contractor
Certified
- Licensed by the state board
- May work anywhere in Florida
- License number begins with EC
Registered
- Holds a local certificate of competency
- May work only in the jurisdictions where it is registered
- License number begins with ER
Either may be right for a Miami job. Confirm the status on the state's license search and, for a registered contractor, that Miami-Dade is covered.
Insurance inspections on older houses
Florida insurers commonly ask for a four-point inspection before writing or renewing cover on an older house. The electrical section records the panel brand, the type of branch wiring and visible hazards. Fuse panels, certain older breaker panels, cloth-insulated wiring and aluminum branch circuits are the items most often cited.
If the report lists one of these, get a scoped repair from an electrician before the policy deadline. See aluminum wiring repair and panel upgrades.
Confirming Miami requirements
Recertification schedules and permit rules are set by the county and by each municipality. For statewide licensing, see electricians in Florida. Backup power has its own page: generator installation in Miami.
Miami electrical questions
Does my house need recertification?
Single-family homes and duplexes are not part of Miami-Dade's recertification program.
Do I need a permit for a portable generator inlet?
Yes. The inlet and interlock or transfer switch change the panel and require an electrical permit.
Who restores power after a hurricane?
FPL restores its lines. Damage to the mast, meter can or panel on your building is repaired by an electrician and inspected before reconnection.
